McBride Homes is launching a $52 million housing project in north St. Louis County, planning to build 178 homes connecting parts of Pagedale and the Lulu Heights area of Wellston. The development will include 30 attached single-family homes and 148 detached houses, targeting first-time buyers as well as families seeking larger homes.
Project details and price ranges
According to the St. Louis Business Journal, the project represents approximately $52 million in private investment and will include 178 homes, with 30 attached units and 148 detached units. Prices are expected to range from the low $200,000s to over $400,000, and McBride Homes plans to collaborate with two nonprofit organizations as project partners.
Where the homes would sit
New-construction homes in Pagedale are appearing in MLS and broker records, including several properties on Salerno Drive and Raymond Avenue listed as new builds. One example is a recent Compass listing on Salerno Drive.
In Wellston, the Lulu Heights parcels are owned by the Land Clearance for Redevelopment Authority. As per the St. Louis Economic Development Partnership, about 5.08 acres and 47 lots near the Rock Road MetroLink station were included in a 2025 request for proposals for redevelopment.
Product mix and pricing
McBride, Missouri’s largest homebuilder, is already featuring Pagedale floorplans on its website. The St. Louis Business Journal reports that prices for the north county development range from the low $200,000s to over $400,000, offering a mix of entry-level and higher-priced move-up homes for different buyer segments.
Why the project matters for North County
In recent years, county officials and nonprofit groups have worked to clear blighted lots and prepare them for private investment, including efforts in Lulu Heights connected to the LCRA’s redevelopment initiatives. If completed as planned, the McBride project would be one of the largest private housing investments in current North County redevelopment and could influence housing options and transit-oriented growth near the Rock Road MetroLink station.
Next steps
The initial reports did not provide a construction timeline or identify the nonprofit partners, and details on project phasing, permits, and partner roles have yet to be released. Hoodline will monitor permitting, official filings, and community updates as they become available.
