Memorial City’s north side is getting a full-on wellness glow-up. Greenside, a new health-focused redevelopment just north of Memorial City Mall, has locked in its first wave of tenants: Honest Mary’s, Leemoo, Hiatus and Solidcore. The project is converting former warehouses at 1085 Gessner Road into a roughly 35,000-square-foot, walkable hub wrapped around an acre of greenspace, with a first lineup that leans hard into fitness, spa time and health-forward dining for west Houston residents and office crowds.
Honest Mary’s, the Austin-born, chef-driven fast-casual bowls concept, will be one of Greenside’s food anchors and is slated to open this fall as the brand’s second Houston location. Honest Mary’s CEO Nelson Monteith called Greenside a “winning trifecta” because of MetroNational, Radom Capital and Michael Hsu Office of Architecture, as reported by CultureMap Houston.
Project Team And Timeline
Developed by MetroNational in partnership with Radom Capital and designed by Michael Hsu Office of Architecture, Greenside is transforming three warehouses at 1085 Gessner Road into about 35,000 square feet of retail, wellness and office space. MetroNational notes that the site includes an acre of greenspace and that tenant buildouts are scheduled to be turned over for openings in 2026.
The Houston Chronicle reported that construction kicked off in 2025 and that some initial operators could open later this year, so locals may not have to wait long to start testing out those workout classes and grain bowls.
Who Signed On First
Joining Honest Mary’s are Leemoo, a health bar focused on smoothies, açaí bowls and fresh-pressed juices that will mark its second Houston location; Hiatus, the award-winning day spa; and Solidcore, the reformer-based fitness studio that already has studios in the Heights and Montrose.
Company statements and comments from Kate Sazer and Solidcore’s real estate team, detailed by CultureMap Houston, frame the initial mix as a way to make self-care and everyday movement feel like part of a neighborhood routine rather than a special-occasion splurge.
What It Means For Memorial City
The tenant announcement plugs into a broader push to recharge the north side of I-10, complementing other MetroNational moves around Memorial City. The Houston Chronicle notes that Greenside is one of several efforts aimed at diversifying what is on offer in the area, with more leasing updates promised in the coming months.
Hoodline first covered the project’s launch in December 2024; read our earlier piece on the Greenside debut for background.
Developers say Greenside will continue to roll out tenants and programming through the year, with MetroNational and Radom Capital leading leasing efforts and planning to reveal additional operators in the months ahead. For locals watching Memorial City’s evolution, Greenside signals a shift toward smaller-scale, everyday destinations that try to weave wellness into daily habits instead of relying only on big-box retail and once-a-week outings.
