
Midtown’s tallest new kid on the block finally has a name. Rockefeller Group’s high-rise at 1072 West Peachtree will officially be known as Alina, a 60-story, roughly 749-foot tower that is set to become Atlanta’s tallest residential building in more than three decades. The mixed-use project will pack in 357 rental homes and oversized amenity decks as the developer gears up for a spring leasing push.
Rockefeller has rolled out fresh renderings and launched a new project website for Alina, confirming plans for 357 apartments. Experience-focused residential firm Bozzuto will lead leasing efforts for the tower, with a rollout expected to begin in the second quarter of 2026, according to Urbanize Atlanta.
Amenity Slate Aims For Resort Living
Project materials show that Alina is being marketed as more resort than rental. Plans call for more than an acre of indoor and outdoor amenity space, including a full-on athletic club with saunas, frost lockers and private spa treatment rooms. Outside, residents are slated to get an elevated pickleball court with Midtown views, a clubroom with a golf simulator, and multiple lounges. A one-of-a-kind dog run is expected to sit on the 20th floor with panoramic city views, according to Rockefeller Group.
Site History And Skyline Impact
Rockefeller bought the former 1.14-acre U.S. Postal Service site for about $25 million in 2020, broke ground in July 2023, and marked a topping-out ceremony in November 2025 when the structure reached its full height. At roughly 749 feet, Alina is slated to become Atlanta’s fifth-tallest high-rise, supplanting the Westin Peachtree Plaza, and is being billed as the city’s most significant skyrise build since the early 1990s, according to reporting by The Atlanta Journal-Constitution.
What The Residences Will Look Like
Inside, Alina’s homes are planned to range from studios to three-bedroom residences. Standard apartments are set to feature ceilings up to 10 feet and condominium-style finishes, including wine fridges, custom cabinetry, keyless entry systems and Kohler fixtures. At the top of the stack, penthouses are being marketed as high-end suites with Viking appliances, dry bars, large walk-in closets and private parking, according to the project announcement.
When Leasing And Openings Are Expected
The Alina marketing site currently lists “Leasing Spring 2026,” and Rockefeller and leasing partner Bozzuto say activity is slated to begin in the second quarter of 2026, per the project’s website. If construction stays on schedule, Midtown is on track to see one of its most high-profile residential openings in the months ahead.
