Colorado renters in a bind have just a sliver of time to raise their hands for help. The state has opened a short pre-application window for its emergency rental assistance program, with the form only available through Wednesday, Feb. 11, at 5 p.m. Anyone who completes the quick pre-application will be entered into a random selection, and those picked will be invited to submit a full Neighborly application. The program puts renters facing eviction at the top of the list, but funding is limited, so filling out the pre-application does not guarantee a payment.
According to the Colorado Department of Local Affairs on Facebook, the three-day window is active this week and closes at 5 p.m. on Feb. 11. The post includes an OCR transcript from the Division of Housing that lays out instructions and links for renters trying to get in the door.
How to apply
To get into the pool for potential assistance, renters must complete the short pre-application on the Division of Housing's website. Those selected in the random draw will receive an email inviting them to finish a full application in the Neighborly portal within seven days, as outlined by Colorado Division of Housing. The Division says nonprofit partners aim to review complete applications within four to six weeks, and payments are generally issued about two weeks after approval.
What happens after the pre-application
Once the pre-application window closes, the Department runs a random selection and invites a limited number of applicants to move forward, with renters facing eviction prioritized, according to the Department of Local Affairs. Applicants who are not selected typically receive an email pointing them to other resources and can try again during a future window.
Who qualifies and what the assistance covers
Applicants must be Colorado residents with a valid lease and a household income at or below 60% of the area median income in most cases, and they must not have received state-administered rental assistance in the past 24 months, according to guidance from the Colorado Division of Housing. Awards are capped at seven months of rent or $10,000, whichever is less, and may cover past-due rent and related fees needed to prevent displacement.
Where to get help
Renters who need help completing the pre-application, or who do not have internet access, can contact the CARE Center at 1-303-838-1200 for assistance or use the Division's Spanish page. CED Project offers step-by-step materials that walk applicants through the Neighborly process. For immediate shelter or rental referrals, dial 2-1-1 or visit 2-1-1 Colorado.
Applicants are encouraged to gather proof of income, a valid lease, and any eviction paperwork before they apply, and to be wary of third-party services that charge fees to "help" with applications. Keeping an eye on the Division's emergency rental assistance page will be key for catching future application windows and updates.
