Fort Lauderdale’s burger scene is about to get a new late-night heavyweight. Skinny Louie, the Miami-born smashburger chain known for drawing long lines and scooping up festival trophies, is heading to downtown with a spot at Bank of America Plaza on Las Olas Boulevard. The burger joint is taking a ground-floor space as part of a broader refresh of the building that is slated to wrap in mid-2026, giving office workers and evening crowds another option for quick lunches and post-happy-hour fuel.

The move was confirmed after Blanca Commercial Real Estate inked new ground-floor leases, according to Browardist. The Real Deal reports Skinny Louie will take roughly 1,600 square feet at 401 East Las Olas Boulevard, while Barry’s Bootcamp is set to occupy nearly 6,000 square feet. Both signings are part of a larger tenant push tied to planned amenity upgrades at the tower.

What to expect from the menu

Per Skinny Louie, the menu is intentionally tight: three smashburgers, thin-cut fries, three milkshakes and in-house sauces, with all burgers made from 100% fresh Black Angus beef. The brand, led by co-founders Gonzalo Rubino and Matias Palloni, sticks to a counter-service model that plays well with both daytime office traffic and late-night foot traffic.

How it's launching

The chain’s Dania Pointe debut earlier this month drew long lines and hefty wait times, What Now reports, and the Dania Pointe directory now lists Skinny Louie as open. That early buzz looks like a warm-up for the Las Olas opening, which first surfaced in local social media posts before the lease was formally confirmed.

What this means for Las Olas

The building at 401 East Las Olas Boulevard is advertising a redesigned lobby, expanded fitness facilities and a tenant lounge on its official site, part of an effort to reposition the tower as a mixed office-and-retail destination. Browardist notes that the broader amenity rollout is scheduled for the third quarter of 2026, which is when the new tenants are expected to start moving in.

Skinny Louie’s rapid climb, from Wynwood to Coral Gables and into New York, has been powered in part by festival recognition, including the “Very Best Burger” prize at the 2025 South Beach Wine & Food Festival, which Miami New Times covered. The brand has previously leaned on grand-opening promotions and giveaways, What Now reported, so locals can expect soft openings, crowds and an eventual official launch window that lines up with the building’s Q3 2026 refresh.
