
Wushiland Boba is staking its claim on Rockville Pike, with fresh coming soon signs now up in Federal Plaza and a prime spot already picked out. The Taiwanese tea chain is set to slide into the storefront long occupied by Tiger Sugar, the brown sugar boba brand that drew fans with its signature "tiger stripe" drinks.
According to The MoCo Show, the new shop is headed for 12266E Rockville Pike, and the space was most recently home to Tiger Sugar. That report also notes Tiger Sugar opened there in 2021 and helped push the brown sugar milk tea trend into the local mainstream.
Former Tiger Sugar Spot
Tiger Sugar lists its Rockville address as 12266 Rockville Pike Unit E, which lines up with the Federal Plaza storefront now prepped for Wushiland. While it was operating, Tiger Sugar leaned hard on hand poured brown sugar syrups and those instantly recognizable "tiger" streaks running down the inside of each cup.
What Wushiland Brings
Wushiland traces its origins to a hand shaken tea stall that opened in 1994 in Tainan, Taiwan, and the company says it launched its first U.S. location in San Diego around 2016. On Wushiland's website, the brand highlights a focus on fresh, handmade Taiwanese style teas, with an emphasis on authentic ingredients and handcrafted preparation across the menu.
Another Turnover On The Pike
Wushiland’s arrival is the latest in a steady shuffle of restaurants and quick service spots along Rockville Pike and inside Federal Plaza, as the center keeps retooling its food lineup. The MoCo Show has been tracking many of those openings and closures over recent seasons.
For now, there is still no official opening date. Wushiland’s stores page does not yet list a Rockville location, and neither the company nor the shopping center has posted a timeline. Until that changes, the “coming soon” signs at Federal Plaza are the only real hint of when Rockville boba fans will get to try the newcomer.
