Valley Creek Church is one step away from planting a new campus in Argyle, after the town's Planning & Zoning Commission backed a site plan for a sanctuary along FM 407. The proposal calls for a roughly 35,700-square-foot building near the I-35W interchange, adding a major institutional presence to a stretch of roadway that is already in full transformation. The plan still needs a final yes from the Town Council before any permits are issued or construction can start.

What planners signed off on

The Planning & Zoning Commission reviewed the church's site plan at its Feb. 4 meeting and sent it forward with a positive recommendation, according to the commission agenda and local reporting. As detailed by Community Impact and the Town of Argyle agenda packet, the application covers about 7.45 acres and lays out a 35,724-square-foot building with seating for roughly 750 people.

Parking and the FM 407 edge

Commissioners spent some time on the parking and streetscape facing FM 407, pushing the applicant to trade asphalt for greenery along the front of the property. They asked that the row of parking closest to FM 407 be removed and replaced with more landscaping and a berm, which trimmed the parking count from a proposed 378 spaces down to 350. "I’d love to see more landscaping along the FM 407 side ... [and] having a nice berm to create some more definition," Commissioner Michael Udovic said. Brad Lanham, Valley Creek's executive pastor of operations, agreed and told commissioners he might later ask to add parking behind the building if needed, according to Community Impact. The agenda packet also notes that the state acquired a sliver of the property for the FM 407 widening.

Roadwork already shaped the site

The FM 407 corridor is already mid-project, and that background work looms over any new development along the route. Plans from the Texas Department of Transportation call for widening, added medians and pedestrian and bike accommodations, and the agency has been acquiring additional right of way as designs are finalized. TxDOT describes the reconstruction and shared-use path that are influencing how properties near I-35W are laid out.

Next stop: town council

Argyle's Town Council is scheduled to consider the site plan at its regular meeting on Feb. 17, and council approval would be required before the project can move into permitting and construction. Valley Creek has been promoting the Argyle location as part of a broader giving campaign and identifies land for an Argyle campus at the corner of FM 407 and Gateway Drive on its website. The Town Council calendar lists meeting details, and Valley Creek's campus page offers the church's own description of what it hopes to build there.

If the council signs off, the Valley Creek campus would join a run of institutional and transportation projects reshaping FM 407, a corridor local officials have targeted for capacity upgrades and congestion relief. Local coverage and project updates indicate the stretch will remain a focal point for road work and development as Denton County and TxDOT continue with mitigation and widening efforts.
