A new 39-story tower at 1448 Third Avenue has officially hit its full height, giving Yorkville’s stretch of the Upper East Side a very different profile. The Douglaston Development project, designed by CetraRuddy Architecture, topped out Monday at 478 feet, and crews are now gearing up to seal the building and move inside. The tower is set to become one of the taller structures along Third Avenue, a corridor better known for low- and mid-rise stock than near-500-foot high-rises.

According to New York YIMBY, the 287,632-square-foot project is expected to deliver about 125 condominium units averaging roughly 1,804 square feet, plus around 40,864 square feet of commercial space and 21,224 square feet of community facility area. The site includes a cellar level and a 20-foot rear yard, and crews recently pushed through the building’s upper mechanical floors on the way to topping out.

How the project came together

Douglaston assembled the block-long site last year, and closed on nearby addresses in mid-2024 for roughly $114.5 million, according to Commercial Observer. That hefty land play set the table for the vertical push.

The developer then lined up about $270.5 million in construction financing to move ahead, per Engineering News-Record. With money in place, demolition on part of the block began and the superstructure followed, climbing quickly to the current 39-story height.

Design and amenities

CetraRuddy’s design stacks an L-shaped tower with a series of modest setbacks and a triple-height void in the middle floors, a move intended to pull daylight into the core of the building. An earth-toned brick façade will rise along the elevations, giving the high-rise a warmer, masonry-forward look than the typical glass box.

Planned residential amenities include an indoor swimming pool, a yoga studio and bicycle parking, according to New York YIMBY. Finalized exterior and interior renderings have not yet been released, leaving some of the aesthetic details under wraps for now.

Where it sits in the neighborhood

The project joins a broader wave of condominium construction reshaping portions of the Upper East Side between Third Avenue and Lexington Avenue, as tracked by CityRealty. That corridor has been steadily trading walk-ups and smaller buildings for larger, elevator-equipped developments.

Earlier filings showed Douglaston planned to demolish the south portion of the block while retaining rent-stabilized units on the north side, a detail first reported by The Real Deal. That arrangement helped clear a path for the new tower while keeping existing stabilized tenants in place on the remaining portion of the site.

What's next

With the concrete frame now at full height, construction will pivot to the façade, window installation and interior mechanical systems before moving into finishes. Engineering News-Record reports that the project is targeting a fall 2027 delivery.

Douglaston and CetraRuddy have not yet announced a sales schedule or pricing for the condominiums, and representatives did not immediately respond to requests for comment. For now, Yorkville residents just have a new piece of the skyline to watch as the brick, glass and scaffolding move in.
