The planned restaurant would face Fort Mill Parkway and come in at roughly 2,500 square feet, small by suburban standards but plenty of room for a post-class burrito line.
As reported by The Herald, the Chipotle lease was identified in the tenant mix for Catawba Ridge Market and is slated for the row of storefronts fronting the parkway across from Catawba Ridge High. In that report, the developer named the fast-casual chain as one of the in-line tenants planned for the project.
According to Aston Properties, an inline unit labeled B1 measures 2,495 square feet and is listed as “under negotiation,” a footprint that aligns with the size reported for the future Chipotle space. The developer’s materials show shop sizes ranging from about 1,200 to more than 2,500 square feet, with multiple outparcels reserved for quick-service restaurants.
What the Center Will Include
The Catawba Ridge Market is anchored by a new Harris Teeter and is planned to feature a 13-unit retail building plus several outlots, according to developers. As reported by WRHI, named tenants for the site include Chick-fil-A, McDonald’s, a Fifth Third Bank, and a Harris Teeter fuel center, with construction on the grocery anchor already underway.

The shopping center sits at the corner of Fort Mill Parkway and South Dobys Bridge Road, directly across from Catawba Ridge High and within a mile of several other Fort Mill schools and Doby’s Bridge Park. Aston Properties highlights the cluster of nearby schools as a key demographic draw for food and service operators that thrive on steady student and family traffic.
Chipotle’s Footprint in the Neighborhood
Chipotle already has a solid presence around southern York County and the nearby Charlotte suburbs, with locations in Fort Mill, Indian Land, Lake Wylie, and Rock Hill. The chain’s existing restaurants are listed on Chipotle, underscoring how this Catawba Ridge Market spot would slot into the broader local dining circuit rather than stand alone as a one-off experiment.

Developers have said the Harris Teeter anchor and much of the surrounding retail pad are targeting a spring 2027 opening, with many inline shops expected to come online alongside the grocery.
