Alliance Residential, based in Scottsdale, Arizona, builds Broadstone and Prose-branded multifamily and workforce housing communities across the Sunbelt, according to the company website. The firm has already pushed into the Tampa Bay market, having purchased land in Plant City and announced a 360-unit workforce apartment project there last fall, per the Business Observer.

Unlike the mid-rise apartments Alliance has previously pursued locally, the Sun City-area concept is geared toward townhomes with more bedrooms and direct ground access, aimed at households that need space but do not necessarily want a standalone single-family house.

The developer has flagged South Hillsborough near Sun City Center as the target market. Specific parcel details and a formal site plan, however, will not show up until a full application is submitted to the county. Once that happens, the project will have to navigate Hillsborough County's development review and permitting process, which includes plan checks, public notice and any required hearings before final approval, according to Hillsborough County.

Why It Matters

The proposal lands as regional leaders warn that the Tampa Bay area needs to pick up the pace on housing production. The Tampa Bay Partnership's "Housing Equation" report estimates the tri-county region must add roughly 254,700 new units by 2035 just to keep up with growth. "Housing affordability affects every resident and employer in our region," the Partnership said when releasing the study.

A townhome community of roughly 130 units would add more three- and four-bedroom options to South Hillsborough, a segment planners say is in especially short supply for growing families and larger households.
