Mequon’s Donges Bay Office Center is about to get a boost in weekday foot traffic. A subsidiary of Astec Industries has signed a lease for more than 8,300 square feet at the suburban complex, with engineering teams expected to move in later in 2026. The mid-sized deal will add daytime employees to the office campus and underscores continuing demand for small to medium office suites outside downtown Milwaukee.
As reported by the Milwaukee Business Journal, the lease announcement dropped on March 27, 2026, and covers a little more than 8,300 square feet. The publication notes that the tenant is a subsidiary of Astec Industries and that the company plans to place engineering staff in the new space later this year.
What the space is
The leased suites sit inside the Donges Bay Office Center at 10375 N. Baldev Court, a roughly 35,654-square-foot, two-story Class B office building that has undergone renovations in recent years. Property manager St. John Properties markets the building with multiple small to mid-sized suites and pitches the site as convenient to Highway 57 and the North Shore employment corridor.
Astec's Mequon footprint
Astec Industries already maintains operations in Mequon. Its corporate pages list local facilities and brand operations at an Industrial Drive address in the city, according to Astec Industries. The new lease will expand the company’s office footprint in Mequon, with engineering teams slated to relocate into the leased suites later in 2026, also according to company listings at Astec Industries.
Market context
Regional commercial market data point to modest improvement in suburban office demand, which helps explain why landlords are still landing smaller leases outside the central business district. The Commercial Association of REALTORS® Wisconsin’s Q4 2025 release, compiled with Moody’s, highlighted steady suburban demand and improving fundamentals across southeast Wisconsin.
The tenant is expected to take occupancy later in 2026, with build-outs to follow. This story will be updated as more details, including the specific subsidiary name and broker team, become public.
