The development team, made up of Gilbane Development, the Institute for Community Living (ICL) and Tredway, says Renova West will be built to Passive House standards and will target LEED Platinum certification to cut energy use and operating costs. The capital stack includes a loan from the HPD Supportive Housing Loan Program and an HDC subsidy loan, both intended to keep rents deeply affordable for lower-income households.

Supportive Housing And On-Site Care

Renova West's supportive housing component will reserve about 160 units for people exiting homelessness and for residents with behavioral health needs, with on-site case management and care coordination handled by ICL, according to Gilbane Development. The building will also include an approximately 7,000-square-foot ICL Bronx Health Hub that is meant to serve as a front door to integrated behavioral health services, primary care connections and other social supports.

Rent Claims And What They Mean

Yarojin Robinson, a Gilbane development executive, told News 12 The Bronx that a market-rate studio in the area runs around $2,100 a month and that "these tenants will be paying less than $500 a month." Project partners' financing announcements and fact sheets do not spell out detailed rent schedules for each unit type, so what residents actually pay will depend on income, available subsidies and voucher programs.

Timeline And Neighborhood Impact

The site sits steps from transit at 149th Street and Grand Concourse and is easily reachable by the 2, 4 and 5 subway lines, according to New York YIMBY.
