The purchase gives the hometown bakery its own freestanding building on a heavily traveled stretch of Center Road near Interstate 71 and a cluster of big-box retailers, with plans to relocate parts of its operation into the larger space.
According to CoStar, the deal was structured as an owner-user sale and identified Donut Land as the buyer at roughly the $2.5 million price point. The CoStar report frames the move as part of an expansion strategy for the longtime shop and notes that CBRE brokers were involved in arranging the transaction.
About the Building
The property is listed by CBRE as a freestanding former Rite Aid of about 13,887 square feet on approximately 3.39 acres that had been offered for both sale and lease. CBRE’s listing highlights a drive-through lane and more than 70 parking spaces, and it identifies Kevin Moss and Joseph Khouri as the broker contacts on the property.

On its website, Donut Land notes that it has operated from 1321 Pearl Road since 1972 and describes itself as a family-run shop known for oversized apple fritters, donut cakes and round-the-clock service at its Pearl Road counter. As reported by CoStar, the owners intend to move at least some production and retail activity to the Center Road site once renovation work is finished.

Marketing materials from CBRE list the parcel as zoned General Commercial, which means Donut Land will need to navigate permitting and complete an interior buildout before opening its doors in the new location.
