SiTime is placing a sizable bet on Santa Clara. The precision-timing chipmaker has signed for roughly 150,000 square feet across two neighboring buildings that once housed ServiceNow's headquarters, and the company says it plans to relocate to the new campus by April 1, 2027. The move tracks with a run of strong quarters for SiTime as AI and datacenter demand has pushed revenue sharply higher.

What SiTime signed

As reported by the Silicon Valley Business Journal, SiTime disclosed in an SEC filing that it has taken roughly 150,000 square feet in two neighboring buildings at 3250 and 3260 Jay Street in Santa Clara. The filing says the company will use the campus as its new headquarters and expects to complete relocation by April 1, 2027.

Campus history and size

Filings from Office Properties Income Trust show the Jay Street campus spans about 149,000 square feet and includes two buildings that long served as ServiceNow's headquarters. Separately, The Real Deal reported the campus was marketed for sale in 2024. The site's two-building layout and parking profile make it attractive to tenants that need contiguous lab and office space.

Growth behind the move

SiTime has been growing fast. The company reported net revenue of $326.7 million for fiscal 2025, a 61 percent increase from the prior year, and $113.3 million in the fourth quarter, according to an earnings release from SiTime. In that release, CEO Rajesh Vashist said growth was “driven by AI” and broad based across end markets. The firm also announced a deal to acquire Renesas's timing business, a move executives say will accelerate its path to 1 billion dollars in revenue, according to the same company release.

What it means for Santa Clara

For Santa Clara, the deal is a sign that some tech and semiconductor tenants are again willing to lock in sizable suburban campuses close to major design hubs. The Jay Street property appears in commercial listings as “Connect 101” and is marketed at roughly 149,000 square feet with a healthy parking ratio, details that brokers say appeal to chipmakers and lab heavy engineering teams. Local real-estate sources note that contiguous space with power and parking is increasingly scarce, which can nudge tenants toward campuses that already have the infrastructure in place.

With the lease in place, SiTime will have room to expand R&D and headcount in the heart of Silicon Valley while it scales for AI driven demand. Per the company filing reported by the Silicon Valley Business Journal, the relocation is expected to be completed by April 1, 2027, setting a clear timetable for the build out and move.
