Cipriani’s Mr. C brand is officially staking a claim in downtown Boca Raton, bringing a compact, hospitality-driven condo tower to the city’s core. The 12-story building is set to deliver 133 two- and three-bedroom residences wrapped around a full-service lifestyle, complete with a spa, rooftop pool, and on-site dining. The pitch is straightforward: hotel-style service for people who prefer to stay in their own homes, not a suite.
Developers and where it will sit
Key International and Wexford Real Estate Investors rolled out the plan earlier this year, saying the 12-story tower will rise at 41 SE Fourth Street and be marketed by Douglas Elliman Development Marketing, according to Resident. Sales are expected to launch in spring 2026, with a downtown sales gallery planned at 36 SE 3rd Street. The developers are positioning the project as a boutique, service-led counterpoint to the sprawling high-rises that dominate much of South Florida’s luxury skyline.
Design and amenities
Arquitectonica is on architecture duties, while interiors are being crafted by 1508 London, and the team is leaning hard into wellness and ritual. The spa level is expected to feature a hammam, infrared sauna, sound dome, steam room, and hot-and-cold plunge pools, according to Hospitality Design. Upstairs, the rooftop program is set to include an infinity pool with cabanas, an open-air cinema, grilling stations, a residents-only bar, and private padel and pickleball courts. Developers have repeatedly highlighted wellness and low-key, discreet service as the project’s calling cards.
Units and early pricing
The tower will contain 133 private residences in two- and three-bedroom configurations, a relatively tight unit count designed to keep the feel boutique rather than block-long, according to The Real Deal. Early marketing materials and reporting pegged starting prices at around $1.7 million. Douglas Elliman Development Marketing is leading the sales effort for the building.
Updated price signals and fees
The New York Post now reports that entry pricing has climbed to roughly $1.95 million, with projected condo fees at about $2 per square foot, reserves included. The Post also notes that the top penthouse in the building could command about $8.5 million. Those numbers come in higher than what early materials suggested and will be watched closely by buyers across Boca Raton and neighboring Palm Beach County, where brokers say the amenity package and service profile are expected to support a premium.
Why this matters in Boca
Mr. C’s debut lands in a market that has not exactly been flooded with branded residences in recent years. Boca Raton’s last headline-grabbing branded condo plan, the Mandarin Oriental residences, never fully materialized after its 2015 unveiling, according to The Real Deal. That backdrop helps explain why a Cipriani-branded building, complete with on-site Bellini dining and a residents-only rooftop bar, is drawing interest from both local planners and would-be buyers. Developers contend the modest scale and hotel-level services are tuned specifically to Boca’s established luxury crowd.
Next steps for buyers
Sales are slated to kick off in spring 2026, and an in-person sales gallery is planned for 36 SE 3rd Street, according to Resident. Prospective buyers will be able to review finishes, drill into floor plans, and learn about pre-reservation options through the gallery and the project’s online materials.
