The deal shifts the properties and a newly built 150,000-square-foot warehouse leased to Ferguson out of a URA-RIDC joint venture and back onto the city’s tax rolls.
As reported by the Pittsburgh Business Times, the URA-RIDC partnership sold the parcels to Becknell Industrial in a packaged transaction totaling $25.75 million. URA board documents detail the conveyances: 2006 Broadhead Fording Road at $23.75 million and 217 Beechnut Drive at $2 million, along with authorization for the agency to execute the deeds.
How the project began
The 25-acre tract was originally bundled for industrial reuse under a public-private partnership announced in 2022, with a plan for two 150,000-square-foot distribution buildings, according to RIDC. One of those buildings - a 150,000-square-foot facility now occupied by Ferguson - opened after a 2024 ribbon cutting that drew local attention; CBS Pittsburgh aired video of the ceremony.
Why the sale matters
City officials have framed the Fairywood redevelopment as a jobs-and-investment play for the West End, and the Pittsburgh Business Times reports that the sale "returns the land to city tax rolls."
