Downtown Miami’s latest rental heavyweight has officially joined the skyline. Melo Group’s Downtown 6 has now topped out at 46 NE 6th Street, hitting its full height and cementing its place in the cluster of cranes and towers rising near Miami Worldcenter. With the structure capped, crews are shifting out of heavy concrete mode and into the long grind of interior build-out.
Vertical construction reached its peak roughly 12 months after crews broke ground in early 2025, with interior work reportedly underway through the 40th floor and exterior glazing moving into the 50s, according to Florida YIMBY. In a statement cited in that coverage, Melo Group principals said they were proud to hit the topping-out milestone and reiterated that the tower is still tracking for a late-2026 completion.
L&R Structural has been leading the shell and structural work on the site, while Melo Contractors Corp. is listed as the developer and general contractor. The contractor’s project page details the project address along with the major early concrete pours that powered the jump into vertical construction, and L&R Structural has shared progress photos showing the tower’s silhouette rising at 46 N.E. 6th Street.
What Downtown 6 Will Deliver
The plan for Downtown 6 calls for about 824 residential units, with local planning records and earlier coverage describing a mix that ranges from studios up to three-bedroom apartments, plus ground-floor retail space. Miami Today reported the 824-unit figure in earlier filings, and Florida YIMBY notes that when paired with Melo’s neighboring Downtown 5th towers, the collection of buildings will bring more than 1,800 apartments to this stretch of downtown.
Why It Matters For Downtown
Downtown 6 is part of a growing wave of residential development reshaping the northern edge of Miami’s urban core, putting more renters within walking distance of transit, museums and cultural institutions. Melo Group has quietly become one of the city’s most persistent local builders, and its expanding portfolio across Miami, including other projects highlighted by Commercial Observer, underscores just how deep its pipeline runs in the market.
Timeline And Next Steps
With the superstructure wrapped, work on Downtown 6 now pivots to the façade, mechanical systems and interior finishes over the coming months, according to contractor updates and project materials. L&R’s documentation traces the project from massive foundation pours to the vertical build that culminated in topping out, and site crews are now steering into systems installation ahead of inspections, final sign-offs and eventual occupancy preparations.
