Exterior work is rapidly climbing the facade of 2600 Biscayne, the 41-story tower that is quietly but unmistakably reshaping the Edgewater stretch of Biscayne Boulevard. Black construction netting now covers much of the Biscayne elevation while suspended scaffolding hangs above the podium and crews install floor-to-ceiling glazing. From street level, the tower's stepped composition, with a broad office base that shifts into a slender residential shaft, is already altering the neighborhood's skyline.

Oak Row Equities is developing the project and Arquitectonica designed the tower, with Vida Design handling interiors and Coastal Construction serving as general contractor, according to a developer press release published on Business Wire. The release states the development will bring roughly 187,000 square feet of office and retail space and about 399 rental apartments to the site.

Photographs and site notes from Florida YIMBY show the facade pushing ahead. The podium is getting dark, smooth stucco tucked between glass panels, much of the Biscayne frontage is wrapped in protective netting, and one of the original exterior construction hoists has already been taken down. Florida YIMBY also reports that the reinforced concrete superstructure topped out in September 2025, clearing the way for crews to concentrate on the exterior envelope and interior build-out.

KD Construction lists the job at roughly 970,000 square feet and identifies Coastal as the client, a reminder of just how large the shell and envelope scope is. The shell contractor's role helps explain the brisk pace at the podium and the gradual removal of exterior hoists as glazing and masonry settle into place floor by floor.

Timeline and next steps

Industry trackers and local reporting indicate the tower's reinforced concrete frame topped out in mid-to-late 2025, with builders targeting a late-2026 completion. The development appears in databases such as The Skyscraper Center and is regularly documented in field photos by local outlets. With the main structure now enclosed or close to it, crews are set to lean into full facade installation and interior fit-outs in the coming months.

Office demand and tenants

Oak Row secured a major construction loan that helped propel the project into active construction, Commercial Observer reported. On the leasing front, The Real Deal reports that Equinox has preleased roughly 30,700 square feet for a club at the property and that Ferraro Law Firm is among the named office tenants.

Once fully built out, 2600 Biscayne is set to deliver a sizable block of offices, ground-floor retail, and hundreds of rental units to Edgewater, reshaping both the skyline and the neighborhood's daytime foot traffic. For residents and drivers along Biscayne Boulevard, the next year will likely feature continued exterior activity and occasional lane shifts as facade crews and material deliveries work their way toward the tower's planned late-2026 finish.
