
Hamilton House has officially joined the Biscayne Bay skyline. Aimco’s new 38-story tower at 640 NE 34th Street in Edgewater has topped out, with crews now pivoting from concrete work to the finer points of sealing the building and fitting out the interiors ahead of a planned 2027 completion. Once finished, the project is set to deliver roughly 114 luxury rental homes along the bayfront.

Aerial shots published by Florida YIMBY show the reinforced concrete superstructure standing at full height, its crown still buzzing with workers, vertical rebar, temporary formwork and scaffolding. According to the report, glazing has already climbed across much of the lower and middle floors, while upper levels remain wrapped in green safety netting and debris screens. The coverage also notes the tower’s expected height at roughly 497 feet and confirms the address as 640 NE 34th Street.
Who’s building and designing it
The heavy lifting on the concrete frame and finishing work is being handled by a joint venture led by Bouygues’ U.S. arm Americaribe alongside Grycon, the contractor detailed in a company press release. Aimco is developing the project, and its investor materials and an SEC filing describe a program of 114 residential units on the 560–640 NE 34th Street parcel, plus roughly 6,500 square feet of leasable commercial space. Public listings for the development also credit Stantec with the architecture and MEP design.
Where it fits in Edgewater
Hamilton House rises directly opposite The Hamilton at 555 NE 34th Street, a 276-unit property that Aimco previously renovated and then moved to market, according to Commercial Observer. Local coverage has framed Hamilton House as another key piece in Aimco’s push to assemble a cluster of high-end rentals and curated retail along this stretch of Biscayne Bay, with the goal of reshaping how people walk, shop and linger along Northeast 34th Street.
What’s next on site
With the superstructure now in place, crews are turning to completion of the mechanical bulkhead, enclosure of the glass facade and interior build-outs ahead of the 2027 delivery timeline, according to Bouygues Construction. At street level, the podium is expected to feature a substantial ground-floor retail bay, including a restaurant-sized space pegged at roughly 7,000 square feet by industry coverage, a setup that developers hope will attract a marquee bayfront tenant for the block, Multi-Housing News reports.
