Colliers reports that it represented landlord Brookfield Properties, while MEI Rigging was represented by Armour Realty in the five-year deal. The brokerage notes that the site sits on about 12.09 acres and includes more than 11,000 square feet of office space, along with heavy-equipment features such as 22-foot clear heights and oversized drive-through doors.

According to Cushman & Wakefield, Greater Los Angeles recorded a 4.6 percent industrial vacancy rate at year-end 2025, while the Inland Empire's vacancy rate sat near 8.1 percent. The Q4 2025 report says Greater L.A.'s availability fell by more than 1.5 million square feet quarter over quarter and that asking rents have softened but are beginning to stabilize.
