
Sutter County supervisors on Thursday signed off on a batch of clerical changes that effectively clear the runway for a Margaritaville-branded retirement neighborhood inside the Lakeside at Sutter Pointe master plan. Developers say the first phase would cover roughly 386 acres and include more than 1,100 homes, as part of a Lakeside buildout that could eventually reach several thousand residences. The board also approved permits so builders can put up as many as 20 model homes to use as sales centers while the rest of the plans are still being finalized.
What supervisors signed off on
According to The Sacramento Bee, supervisors agreed to bundle previously planned amenities into a single 14-acre town center north of the lake and to approve wording tweaks that developers said were needed to license a Latitude Margaritaville neighborhood. The Bee reports that the Margaritaville section is slated to be built through a partnership between Winn Communities and Lennar, and that county staff and the development team expect to bring plan changes to the planning commission in April and back to the Board in May before any building permits are issued. Supervisor Dan Flores called the proposal “a great economic opportunity for the county,” and other board members told the paper that the project would signal Sutter County is open for business.
How the project fits into Sutter Pointe
The Margaritaville enclave would sit inside Lakeside at Sutter Pointe, which is one piece of the larger Sutter Pointe Specific Plan that county officials adopted years ago. Sutter County planning documents show that the Sutter Pointe framework has long contemplated tens of thousands of homes over multiple phases. Within that, Lakeside was approved for roughly 3,402 single-family homes and about 399 multi-family units in an 873-acre plan area. The county has posted staff reports and a public hearing notice tied to a Lennar small-lot subdivision map amendment and other Phase 1 changes north of Riego Road and west of Natomas Road, all spelled out in the county’s planning materials.
Margaritaville by the numbers
Latitude Margaritaville is an active-adult concept licensed by Margaritaville Holdings that leans hard on resort-style amenities such as town squares, pools, fitness centers, bars and live entertainment to sell a permanent vacation vibe. The brand already operates communities in Daytona Beach and Watersound, Florida, and near Hilton Head, South Carolina, which offer a preview of the kind of amenities Sutter County residents can expect. A St. Joe Company release describing Latitude Margaritaville Watersound highlights a central Town Center, a large fitness complex and other features that are typical of the Latitude playbook.
What's next
Developers and county staff say they plan to take subdivision map amendments and related changes to the county planning commission in April, then return to supervisors in May. No building permits can be issued until those approvals are in hand. The county’s notice lists Project #U25-0032 (Lennar), a small-lot tentative subdivision map amendment, along with Project #U26-0002, a county amendment that would allow up to 20 model homes for display, both tied to Phase 1 work. Officials have also begun the process of forming two new county service areas to pay for law enforcement, fire protection, road work and drainage tied to the new growth, steps detailed in Sutter County's public notice.
Neighbors, local governments and service agencies are expected to scrutinize the spring hearings for specifics on traffic, water supply and public safety planning as the project shifts from paperwork to actual construction. For the Margaritaville brand, it is another move inland and a high-profile test of whether a beach-themed retirement lifestyle can catch on in a fast-growing Sacramento-area exurb.
