Mindspace is carving out more turf on the Williamsburg waterfront, tacking on roughly 11,500 square feet at 25 Kent Avenue and bringing its total footprint in the building to about 50,000 square feet. The larger coworking and flexible office hub is set to debut in summer 2026 and is being laid out to handle more than 550 entrepreneurs, founders and small teams. The deal keeps 25 Kent on its recent hot streak of sizable leases as landlords lean into amenity-heavy spaces to reel in hybrid teams.

Global Holdings and Mindspace cut the expansion deal that will add more private offices, bigger lounge zones and upgraded shared amenities, according to the New York Real Estate Journal. Craig Panzirer, senior vice president and director of leasing at Global Holdings, said the move lines up with the owner’s strategy to curate 25 Kent for contemporary, design-conscious companies. Mindspace’s team said the new build-out will feature a reworked main lounge and a refreshed event space aimed at tech-forward programming.

Commercial Property Executive reports that the extra 11,500 square feet will bring Mindspace’s total presence at 25 Kent to roughly 50,000 square feet and allow the Williamsburg outpost to serve more than 550 members. The publication notes that the expansion builds on Mindspace’s initial 2022 commitment at the property and is scheduled to open in summer 2026. Mark Goldfinger, Mindspace’s head of North America, framed the growth as a straightforward response to demand from the surrounding neighborhood.

25 Kent’s leasing momentum

Recent deals at 25 Kent have kept the building in the spotlight. The property landed a 57,350 square foot penthouse lease with AI platform RillaVoice and a 15,856 square foot lease with Five Iron Golf, signaling an appetite for both full floor headquarters space and flexible workplace options, according to The Real Deal. The tenant roster already includes names like KITH and Amazon Music, which ownership says helps cement 25 Kent’s role as a creative and tech hub. Global Holdings’ in house leasing team, led by Craig Panzirer and Alex Radmin, represented the owner on the Mindspace expansion, per the New York Real Estate Journal.

Why landlords are boosting flex

Owners like Global Holdings have been leaning on hospitality-style flex products packed with amenities as a hedge against elevated vacancy. Yardi Matrix notes that U.S. office vacancy peaked near 19.9 percent in March 2025 before easing to about 18.4 percent by December 2025. At the same time, Mindspace and other flex operators have been growing their U.S. footprints as demand rises for smaller, private yet flexible offices, according to Mindspace listings and tenant materials. At 25 Kent, that combination of sizable tech tenants and an expanding flex provider helps fill long floorplates while giving early stage and hybrid teams more bite size options.

The Mindspace build out at 25 Kent is slated to wrap in summer 2026, adding another amenity to the building’s waterfront package as the owners recalibrate their leasing mix for a shifting office market. Global Holdings lists 25 Kent among its New York properties and has been actively leasing and marketing the asset as part of a broader repositioning strategy, according to the company’s property materials. Mindspace is expected to start pushing the new suites, smaller private offices and upgraded event offerings as the fit outs come together next summer.
