Olney’s getting a new spot for burrito runs. Qdoba is set to move into the former Eco Cleaners space at 3486 Olney Laytonsville Road in the Olney Shopping Center, a move that will bring the chain’s Montgomery County footprint to four locations. An official opening date has not been announced.
Lease records show the tenant and neighboring shops
Leasing documents reviewed by The MoCo Show confirm that Qdoba has signed for the space, which will sit next to longtime neighbor Royal Bagel Bakery. The unit was previously occupied by Eco Cleaners, and the coming-soon scoop was first noted by local reporter Robert Dyer.
What Qdoba brings: menu and nearby locations
Qdoba operates as a build-your-own Mexican concept, with customers customizing burritos, bowls and tacos and zeroing in on its signature 3-Cheese Queso. The brand’s materials highlight that its hand-crafted guacamole and queso come at no extra charge, a detail fans tend not to forget.
Locally, Qdoba already has a Rockville restaurant on Rollins Avenue (per Uber Eats), a Silver Spring spot on Tech Road (per MapQuest), and a Gaithersburg location that opened in 2022 at 16260 Frederick Road (per Sam Eig). Industry coverage has noted that the brand has been expanding its development pipeline in recent years.
Olney Shopping Center snapshot
The Olney Shopping Center stretches along the 3400 block of Olney-Laytonsville Road and mixes national names with local favorites that pull regular traffic from Georgia Avenue and MD-108, according to the property listing. Saul Centers reports on the center’s tenant roster and traffic figures, and the future Qdoba will sit near an established breakfast-and-lunch favorite, Royal Bagel Bakery, at 3490 Olney Laytonsville Road.
The leasing documents do not specify an opening date or buildout timeline, and The MoCo Show likewise reports that no date has been announced. For now, neighbors can keep an eye on permitting and new signage, the usual signs that a grand opening is getting close.
