The Switchyard, a 10-acre mixed-use project rising at Ellsworth and Ocotillo roads, just added a fresh batch of tenants that edges Queen Creek closer to the walkable downtown its leaders have been talking about for years.
Developers this week announced that Bamboo Sushi, ROOM and PORCH, Zara Nail Bar and an Edward Jones office are joining the lineup. They will slot into a district that blends restaurants, retail, office space and multifamily housing, all pitched as Queen Creek’s first true downtown core.
New tenants and openings
In a news release, the development team confirmed Bamboo Sushi, ROOM and PORCH, Zara Nail Bar and Edward Jones as new signings, and noted that Snooze, Shake Shack and Postino had already inked deals and are expected to open later this year, according to AZFamily. The roster mixes national brands with homegrown concepts, expanding the project’s retail footprint as leasing continues to fill in.
Project size and price tag
Creation Equity’s project page describes The Switchyard as covering roughly 10 acres, with a commercial building area of about 47,950 square feet. Earlier press and marketing materials have pegged the plan at roughly 54,000 square feet of restaurant, retail and office space, per East Valley Now. The price tag for the build clocks in at an estimated $120 million, as reported by Phoenix Business Journal.
Timeline and local impact
Creation and its partners say The Switchyard will open in phases, with the first phase targeted for mid-2026, according to Connect CRE. Local coverage has cast the project as a keystone in Queen Creek’s downtown ambitions, and Hoodline first spotlighted the $120 million announcement and early tenant plans in a piece on the $120 million build. Town leaders and the developer say the district should pull new dining and shopping options into the southeast Valley, rather than sending residents elsewhere for a night out.
What residents will see
Plans call for walkable pathways, outdoor gathering spots and a coordinated architectural look meant to anchor Queen Creek’s emerging town center. “The caliber of tenants joining The Switchyard reflects the demand we’re seeing for a concentrated dining and retail environment in Queen Creek,” Creation co-founder David Sellers said in a statement, as reported by AZFamily. More details and leasing contacts are available on The Switchyard website.
