The move lands just as Boulud’s Dinex Group is busy rolling out new outposts overseas.

According to The Real Deal, the deal shows up in city filings as the sale of a commercial condo at 610 Park Avenue, also listed as 60 East 65th Street, the address long tied to Boulud’s Upper East Side flagship. The outlet noted it was among the top commercial trades recorded that day, with the space currently occupied by Restaurant DANIEL.

Traded pegs the retail condo at about 17,762 square feet and puts the sale at $18.5 million, or roughly $1,042 per square foot. PincusCo notes that the transaction closed on March 4 and was recorded on March 6 in public records.

Deal terms and company comments

The New York Post reports that as part of the sale, Dinex Group inked a 20-year lease with SL Green, effectively keeping Restaurant DANIEL in place under a long-term arrangement instead of owning its walls. Dinex chief executive Sébastien Silvestri told the paper that the deal helps the company zero in on its core restaurant business, while SL Green executive Brett Herschenfeld framed the acquisition as a way to deepen the firm’s Upper East Side footprint and extend its ongoing ventures with Boulud.

SL Green is not exactly new to the Boulud universe. SL Green has promoted those restaurants as amenities designed to help lease office space and lure tenants who like their power lunches within elevator distance.

Boulud’s international push

The timing of the Park Avenue sale lines up with Dinex’s international expansion. Mandarin Oriental announced that Terrace Boulud, a partnership with Landmark, is slated to open in Hong Kong in early 2026. Across the pond, Supper Magazine reports that Café Boulud is expected to debut later in 2026 on the rooftop of the Waldorf Astoria London Admiralty Arch.

Public filings list the buyer as an SL Green-affiliated LLC, a structure that appears to free up capital for Dinex while handing SL Green a trophy tenant in a residential-heavy pocket of the Upper East Side.
