Weeks before its central park is set to be dedicated, Brookhaven’s Parkside on Dresden has already filled every street level storefront in its main building. The 70 million dollar, four acre mixed use development combines 176 new apartments and seven townhomes with a curated stretch of restaurants, fitness concepts and neighborhood services along Dresden Drive. A city owned greenspace at the heart of the project is scheduled for a formal dedication later this month.

As reported by Urbanize Atlanta, representatives for Connolly say all 28,000 square feet of ground floor retail in the main building is now spoken for, even as a freestanding two story restaurant pad remains on the market. In a statement to Urbanize Atlanta, Connolly CEO Timothy Connolly said, “This project was designed to support an all day consumer, from morning fitness and coffee to evening dining and entertainment.” The developer has declared the venture complete and is planning a park dedication for April 25.

Tenant Lineup And Space Sizes

The official directory on Parkside on Dresden lists a mix of local concepts and national operators, including MIRAE, Confab Kitchen & Bar, Honeysuckle Gelato, Café Vendôme, Clean Juice Brookhaven, El Valle, F45 Training and several wellness and service tenants. As detailed in a leasing flyer from Lavista Associates, suite sizes range from roughly 965 square feet to nearly 5,000. The flyer lists MIRAE at 4,959 square feet with a 953 square foot patio, F45 at 2,956 square feet and Confab at 3,572 square feet, and shows a 3,751 square foot freestanding restaurant opportunity with a 1,079 square foot rooftop patio.

Park Dedication And Community Fit

Connolly and the City of Brookhaven are set to dedicate Woodley Plaza on April 25, naming the city owned greenspace for Dan Woodley, whom development officials describe as a pioneer of the Dresden Drive corridor, according to Urbanize Atlanta. The plaza includes a stage and gathering areas designed to draw steady foot traffic to the adjoining retail. Developers say the site’s short walk to the Brookhaven Oglethorpe MARTA station is central to the plan to keep activity humming around the park throughout the day.

What’s Still Available

A freestanding two story restaurant building, marketed at about 3,751 square feet plus a 1,079 square foot rooftop patio, is still available for lease. Lavista Associates handles marketing and broker contact for the space. The listing plays up rooftop views into the new park and pitches the property as a rare standalone opportunity on Dresden Drive.

Why It Matters For Brookhaven

The project adds density and daily purpose retail to a corridor the city has been encouraging to evolve into a walkable center. Solis Dresden Village supplies 176 apartments and seven townhomes, according to developer Terwilliger Pappas. Connolly originally positioned the Parkside venture as a roughly 70 million dollar investment, part of a broader push to add more housing along Dresden Drive and knit transit access, residential buildings and neighborhood serving retail into one connected pocket of Brookhaven, per local reporting and project materials.
