Developers say this debut is just the opening act for a 225-acre live-work-play district that is expected to bring thousands of homes, hotels, offices, and additional retail over time.

According to Space Coast Town Center, the master plan calls for roughly 61 buildings that together could include about 350,000 square feet of retail, a 48,000-square-foot grocery site, more than 500,000 square feet of offices, two hotels with 250 to 300 keys, and up to 3,000 multifamily residences. The site is positioned at SR-192 (Space Coast Parkway) and I-95, with a layout that emphasizes mixed-use blocks, lakes, and walkable connections aimed at supporting nearby employers. In other words, it is designed less like a strip center and more like a small urban district.

City planning records confirm the early retail players. Permits show a 7-Eleven approved for the southeast corner of Milky Way and U.S. 192 and a Panda Express signed off on for a parcel south of U.S. 192 and north of Andromeda Way, according to the City of West Melbourne. A commercial listing on LoopNet shows Chipotle at 4521 Andromeda Rd, signaling the chain’s planned spot within the Town Center footprint. Together, these early tenants are beginning to line the U.S. 192 stretch that is expected to serve as the project’s main retail spine.
