
A Dallas-based developer is planting a big flag in Melissa, quietly securing a major tract north of downtown for Riverstone Estates, a 268-acre master-planned neighborhood that is expected to bring 652 single-family homes at build-out. Wilbow Corp. says the first phase spans more than 60 acres and will create about 265 homesites, with finished lots slated to go to builders in early 2027 and community amenities to follow soon after.

According to The Dallas Morning News, Wilbow Corp., the Dallas subsidiary of Melbourne-based Wilbow Group, announced the land acquisition this week and described Riverstone Estates as a multi-phase community covering 268 acres. The recent purchase included more than 60 acres for the initial phase, which will support roughly 265 homesites. Jason Massey, president of Wilbow Corp., called Riverstone Estates an exceptional opportunity to deliver high-quality homes, the outlet reports.
Builders and timeline
In a press release distributed via EIN Presswire, Wilbow said it plans to deliver finished lots in the first quarter of 2027 to Perry Homes, Drees Custom Homes and Homebound. The release notes that those builders will work on a mix of 50-foot and 60-foot homesites and that construction of a community amenity center is scheduled to begin in 2027. Southside Bank is listed as the lender and Strand Engineering as the project engineer.
Location and amenities
Riverstone will sit roughly half a mile west of U.S. Highway 75 and about a mile south of the Collin County Outer Loop, within Melissa ISD boundaries, according to The Dallas Morning News. Plans call for more than three miles of walking and biking trails that loop around two ponds, with the amenity center serving as the anchor for that trail network.
Why it matters
Melissa’s rapid growth is a big part of the appeal. U.S. Census QuickFacts data shows the city’s population jumped from 13,901 in 2020 to an estimated 26,194 in 2024, an increase of roughly 88%. Wilbow highlights a broader portfolio of North Texas communities on its site, and project materials note that future phases of Riverstone will be retained by S2 Land Development for later sales, a setup that could shape how and when additional lots hit the market.

Wilbow says finished lots and the amenity center are scheduled to move forward in 2027, after which homebuilders are expected to begin work on completed lots, according to the company’s release. Local permitting and platting will ultimately determine the precise timeline as the project moves from raw land to fully built neighborhoods.
