The community is laid out along Jones Creek and is slated to feature on-site recreation and generous green space, with larger lots aimed at families and buyers looking to trade up. Developers say model homes and sales are on track to begin in fall 2026.
Site work is already underway at Farm to Market Road 723 and Old Pecan Road, and the community is expected to open for sale in fall 2026, according to Toll Brothers. The company pitches Evergrove as a “lush, natural setting” centered on Jones Creek, with home sites ranging from 45 to 80 feet wide. In its announcement, Toll Brothers also outlines floorplan ranges and price bands for its collections, positioning the project squarely as a mix of move-up inventory and higher-end product for the broader Houston market.
Builders and floor plans
Tri Pointe Homes is on the roster as a second builder at Evergrove, and local industry listings show several Tri Pointe collections planned for the community, with homes in the roughly 2,120- to 5,350-square-foot range, per BuilderBoost. Between the two builders, the development is set to roll out a mix of collections targeting different buyer segments, from more modest move-up homes to larger luxury plans on wider home sites.
Scale, timing and price points
The project spans about 911 acres and is planned for roughly 1,655 houses, and the joint venture behind Evergrove acquired the land in October 2024 and began construction in 2025, as reported by KHOU. The outlet also notes that each builder is slated to deliver roughly 827 homes within the community. Pricing is expected to start in the $400,000s, with some model lines and luxury homes projected to reach above $1 million, according to KHOU.
Infrastructure and county sign-offs
Fort Bend County engineering documents show the developer requested county sponsorship for a road tie-in connecting Evergrove Parkway to FM 723, with the developer covering construction costs, per county filings. The Fort Bend County packet also includes LJA Engineering drawings and bid notices tied to phased utility and paving work within Evergrove, indicating the community will be rolled out in multiple construction phases.
