The Fillmore at Copperleaf, a built-to-rent community in unincorporated Arapahoe County, has locked in a $71 million refinancing that developers say will carry the 229-unit project deeper into lease-up. The community, made up of single-family rental homes and townhomes, is being developed by BMC Investments in partnership with Rockpoint. The deal lands as suburban, master-planned neighborhoods across the Denver area keep drawing capital for purpose-built rental housing.
Loan arranged by Walker & Dunlop, backed by Prime Finance
Walker & Dunlop’s capital-markets team arranged the floating-rate, interest-only bridge loan that reworks financing for the Fillmore, according to the Denver Business Journal. The coverage notes that the $71 million facility was provided by Prime Finance, replacing earlier construction debt, so the project can continue moving toward stabilization. ConnectCRE also reported on the refinancing and identified the new financing as a bridge loan.
What the community will include
The Fillmore at Copperleaf is slated to deliver 229 Class A units, with two-, three- and four-bedroom layouts that come with attached garages and private outdoor space, according to BMC Investments. Marketing and leasing materials spotlight a clubhouse, coworking space, a resort-style pool, fitness and yoga studios, a dog park and EV charging, as detailed on The Madison & The Fillmore at Copperleaf. The Fillmore is being promoted alongside The Madison as part of a larger rental cluster within the Copperleaf master plan.
Where it sits in the Denver market
The Fillmore sits inside Copperleaf, a roughly 2,300-home master-planned neighborhood in the southeast Denver corridor and the Cherry Creek School District, a location lenders and brokers flagged as a draw for renters, according to ConnectCRE. Industry pipeline reports list the Fillmore among several built-for-rent projects that are planned or under construction across the metro, signaling ongoing investor appetite for suburban single-family rental products. Berkadia's Denver construction pipeline maps show multiple Copperleaf projects in the local development queue.
What’s next
BMC lists the Fillmore as currently under construction, and developer materials on the project page indicate the fresh financing should help the joint venture move the community toward lease-up this year. Residents and prospective renters can find current availability and leasing details on the community's management site, although BMC and leasing staff did not immediately respond to interview requests for this story. The project is expected to come online in stages as buildings are completed and units are brought to market.
