Duluth's warehouse row just landed a deep-pocketed new landlord, as a Delray Beach industrial investor swooped into metro Atlanta with a nine-figure buy that plants its flag squarely in Gwinnett County.
As reported by the Atlanta Business Chronicle, the buyer, Basis Industrial, closed on April 6, 2026, on multiple warehouse buildings in Duluth in a deal market sources describe as nine-figure. The company lists its headquarters in Delray Beach and identifies Anthony Scavo, Daniel Weinstein, Steve Garchik and Jay Massirman among its leadership on its website, according to Basis Industrial.
Atlanta's industrial pull
Atlanta's industrial scene has stayed on investors' radar, as leasing and absorption bounced back in late 2025, tightening supply across key submarkets and keeping rents competitive. CBRE's Atlanta Industrial Figures Report for the fourth quarter of 2025 shows roughly 17.3 million square feet of leasing and a direct vacancy near 8.0%, numbers brokers say make infill pockets like Duluth especially appealing for buyers chasing value-add plays.
Basis's growth playbook
Basis Industrial has been piecing together a broader Sun Belt industrial platform in recent quarters, with a taste for fragmented or small-bay portfolios it can reposition. The Real Deal reported the firm paid about $84.7 million for a Hialeah, Florida, industrial portfolio in December 2025, a move that tracks closely with the strategy behind this new Atlanta push.
What it could mean for Duluth
Local brokers say well-capitalized buyers typically come in with renovation budgets and aggressive leasing efforts that can chip away at vacancy and nudge up net effective rents on older industrial properties. Market reporting from CBRE highlights how redevelopment and the removal of large vacant blocks have already helped compress vacancy and support rent growth across several Atlanta submarkets.
For now, Basis Industrial has not rolled out specific redevelopment plans or a public leasing campaign for the Duluth properties, and brokers expect any upgrades and fresh marketing to unfold over the coming quarters. The Atlanta Business Chronicle has additional details on the transaction and reaction from market participants.
