
Mo' Bettahs is doubling down on McKinney, with a second restaurant planned for West University Drive and construction slated to start in September and wrap in December 2026, according to state project filings. The Utah-born Hawaiian fast-casual chain already runs a McKinney outpost on S. Custer Road and will add a roughly 1,900-square-foot storefront along the city's west-side dining strip. The buildout is pegged at about $550,000.
Per a Texas Department of Licensing and Regulation filing, the project is registered as "Mo' Bettahs North McKinney" at 4070 W University Dr., Suite 100. Construction is scheduled to begin Sept. 7 and finish Dec. 18, with PGAL Architecture listed as the design firm and an estimated $550,000 buildout cost for the roughly 1,900-square-foot space.
Plate lunches, island flavors
The chain's menu sticks to classic Hawaiian-style plate lunches, proteins such as teriyaki chicken, kalua pig and katsu chicken served with white rice and macaroni salad, according to the Mo' Bettahs website. Community Impact notes that the University Drive restaurant will be the second Mo' Bettahs in McKinney, following the location at 6201 S. Custer Road.
Where it fits on University Drive
State records list the property owner as McKinney 308 North Retail/MF, LTD and identify Trevor Zupon as the tenant contact, with the work described as a tenant improvement in a landlord-provided shell. The Texas Department of Licensing and Regulation listing, filed under project number TABS2026016189, also notes that the project is privately funded.
Fit for a growing chain
Utah Business reports that Mo' Bettahs has been accelerating openings across the Sun Belt and now counts more than 75 restaurants systemwide, as the brand leans into suburban Texas growth. The company releases an outline of additional North Texas plans, and Community Impact has tracked new filings for the Hawaiian concept in Argyle and Celina as part of that broader expansion.
The company has not yet announced hiring plans or a formal grand opening for the North McKinney spot, so state filings remain the clearest public timeline for the project.
