Chandler just scored another piece of the semiconductor puzzle. On Thursday, city and state officials announced that TOCALO Co., Ltd. has leased a 32,045-square-foot industrial building in west Chandler to open a coating service facility for semiconductor equipment components. City officials said the project is projected to create 33 jobs and will plug into the local semiconductor supply chain. The site sits near the I-10 corridor at 56th Street and Chandler Boulevard.
Lease details
According to the Arizona Commerce Authority, TOCALO signed for space at 400 N. 56th St. in Chandler and will use the building as a U.S. coating outpost. Commercial real-estate listings for 400 N. 56th St. list the building at 32,045 square feet, according to Crexi. The Arizona Commerce Authority noted that brokerage firm Kidder Mathews represented the transaction, with Mike Ciosek representing TOCALO.
About TOCALO
TOCALO, headquartered in Kobe, Japan, describes itself as a leader in thermal-spraying and surface-modification technologies that help prevent particle generation and extend equipment life in semiconductor manufacturing, according to TOCALO. The firm announced last year that it would form a U.S. Arizona subsidiary as part of a broader U.S. expansion, and Japanese trade press reported the new Arizona arm was intended to begin U.S. operations within a couple of years, per Tech+.
Jobs and reaction
The Chandler facility is expected to create 33 jobs, according to 12News. Chandler Mayor Kevin Hartke praised TOCALO's decision as a vote of confidence in the city's workforce and infrastructure, language echoed in the Arizona Commerce Authority's announcement.
Where this fits
The deal adds another advanced-manufacturing tenant to a stretch of 56th Street that has seen fresh industrial development, including speculative projects aimed at semiconductor supply-chain firms. Nearby Opus developments and other starts underscore why companies supporting semiconductor equipment are choosing west Chandler, according to a City of Chandler news release.
What’s next
The Arizona Commerce Authority did not give a firm opening date in its announcement. TOCALO's earlier filings and press coverage indicate the company established its Arizona subsidiary in 2025 as part of a plan to scale U.S. services over the next couple of years, suggesting operations could ramp up before 2028, per Tech+ and company materials.
