
A Kroger-anchored retail hub on Anna's Rosamond Parkway is kicking into a new gear, with construction and leasing shifting to the opposite side of the roadway while developers court tenants for future parcels. The multi-phase project, Rosamond Crossing, is billed as a regional shopping destination for the fast-growing neighborhoods north of Dallas. Pushing dirt on the far side of Rosamond Parkway is expected to boost visibility and potentially speed up new retail openings over the next two years.
The Seitz Group and Charlotte-based Big V Property Group are leading the development. As reported by Dallas Business Journal, work is set to begin soon across Rosamond Parkway even as leasing is actively marketed for later phases. That report follows earlier announcements that the master plan calls for multiple pad sites and a Kroger Marketplace anchor intended to pull shoppers from across Collin County.
Developers describe the first phase as a 175,300-square-foot, Kroger-anchored open-air center that is already largely preleased to national brands. In a press release, Big V Property Group names Bank of America, Chase, Jimmy John's and McDonald's as committed tenants and notes the venture is being financed with Equity Street Capital and a construction loan from Valley Bank.
Permits Show Pads For Restaurants And Services
City planning materials for Anna detail site-plan filings tied to Rosamond Crossing, including separate submissions for a McDonald's pad, a club carwash and other service-focused parcels, according to the City of Anna. The city's "New & Active" permit records list BVE Anna NEC LLC, Big V Properties LLC and The Seitz Group as the owners and developers for the Rosamond Parkway tracts, a paper trail that signals permitting and site preparation are well underway.
What Kroger Marketplace Brings To Anna
Kroger's Marketplace format combines an expanded grocery store with general merchandise, a fuel center and other services that developers say will serve as the retail engine for the district. As reported by The Dallas Morning News, Kroger plans a Marketplace-format store near Rosamond Parkway and U.S. 75 in Anna, a move city leaders have touted as a major win for the suburb's growth trajectory.
Construction Schedule And Financing
Industry reports and developer documents indicate that permitting and sitework are already in progress, with vertical construction on Phase I expected to start in spring 2026 and an opening targeted in 2027, followed by Phase II in 2027-28. ShoppingCenterBusiness reports that the two-center master plan will total roughly 950,000 square feet at full buildout and lists financing partners that include Equity Street Capital and Valley Bank.
Leasing And Neighborhood Impact
Big V reports that the initial phase was about 70 percent preleased at the time of the announcement, with leasing for later phases being marketed to both national brands and local operators. As noted by REBusinessOnline, pad sites and small-shop bays are already on offer to tap into demand from nearby subdivisions and planned residential communities.
The retail buildout tracks with city infrastructure projects around Rosamond Parkway that are intended to strengthen connections to U.S. 75, a priority highlighted in City of Anna planning documents and aimed at handling the extra traffic from new commercial centers. With permitting, site work and leasing all advancing at the same time, developers and city officials expect Rosamond Crossing to become the primary retail hub along that stretch of Anna within the next two years, bringing new services and jobs for residents.
