North Lawndale’s latest apartment building is officially open for business. Leasing and resident move-ins are underway at The Junction at OC Living, a four-story, 75-unit building at 1312 S. Talman that blends deeply affordable apartments with market-rate homes as part of the broader Ogden Commons redevelopment on the West Side.

The Junction delivers 75 apartments, with roughly 76 percent of the units reserved as affordable housing. That includes 30 homes set aside for Chicago Housing Authority tenants. The balance are market-rate units, spanning studios up to three-bedroom layouts. Leasing has started, and residents are already moving in at 1312 S. Talman, according to Urbanize Chicago.

Design and amenities

The building packs in a full slate of shared spaces, including a resident lounge, fitness center, on-site laundry, management and social-services offices, a package and mail room, bike storage and accessory parking. Outside, residents get landscaped green space with lighted walking paths, bike racks, and a rubber‑surfaced children’s tot lot with play structures.

Inside the apartments, finishes are described as including energy‑efficient stainless‑steel appliances, quartz countertops, and programmable thermostats. Architecture firm Solomon Cordwell Buenz led the design work, while McHugh Construction served as general contractor, per YieldPro.

Funding and partners

The four‑story project represents about a $38 million investment. The financing stacks city TIF funds with CHA capital and rental subsidies, Illinois Housing Development Authority low‑income housing tax credits, and additional backing from Bank of America and LISC.

"Fully leasing OC Living Phase I and moving forward with Phase II are two very important milestones for the Ogden Commons project," Habitat president Matt Fiascone said in a company release, according to The Habitat Company. The Junction is being delivered by The Habitat Company in partnership with Sinai Chicago as a key piece of the Ogden Commons master plan.

Where it sits in Ogden Commons

The Junction stands just steps from Ogden Commons’ 45,000‑square‑foot commercial building that houses Sinai Chicago’s One Lawndale Community Care and Surgery Center, a Wintrust Bank branch and local favorite La Catedral Cafe. It joins the development’s first residential building, The Boulevard at OC Living at 1325 S. Washtenaw, which was completed in 2024 and reached full occupancy in 2025, as reported by Urbanize Chicago.

Together, the housing, retail and health services form the core of a roughly $200 million plan aimed at concentrating investment on the West Side.

What’s next

A third phase, The Parkline at OC Living, is planned to introduce townhomes and multi‑flat buildings with larger floor plans geared toward families. Once that phase is complete, Ogden Commons is expected to top more than 350 mixed‑income units overall.

Habitat and Sinai say future construction will move ahead in line with subsidy availability and market conditions, with Phase III targeted for later in 2026 or 2027, according to The Habitat Company.
