Entry-level floor plans start in the high $300,000s, larger homes and resales push up toward $700,000, and everything orbits a seven-acre Wildflower House amenity hub. For buyers chasing Florence ISD schools, walking trails, and an easy shot into downtown Georgetown, Nolina is positioning itself as one of the big drivers of growth on the northwest side.
Neighborhood data compiled by Jim Mayo of Coldwell Banker shows that as of April 13, roughly 350 homes had been built and about 26 were on the market, with a median list price close to $560,000 and an average home size of around 2,732 square feet, according to Community Impact. The same outlet notes that construction in Nolina kicked off in 2024 as the first phases opened for buyers.
Developer Plans And The Wildflower House
Johnson Land Ventures, the developer behind Nolina, bills the project as a roughly 524-acre, multi phase neighborhood planned for about 1,335 to 1,341 single family homes and puts The Wildflower House front and center on its materials. The seven acre amenity campus is described as including a resort style pool, splash pad, fitness studio, event lawn and dog park on the community page. The company also notes that the project broke ground in 2023 and is rolling out in phases to sync up roads, utilities and public services, per Johnson Development.
Builders And Price Range
A roster of national builders, including Chesmar Homes, Taylor Morrison, Perry Homes and Westin Homes, is now selling in Nolina. They are offering floor plans from roughly 1,700 square feet up to nearly 3,800 square feet, with starter prices in the high $300,000s. Chesmar’s community pages show quick move homes and buildable plans beginning in the $369,990 to $459,990 range, and several larger spec or resale listings in local MLS feeds are landing near $675,000 to $700,000, according to local listing sites such as Movoto.
Models, Amenities And Early Events
Model homes and the Wildflower House opened for public tours last year, giving would-be buyers a first look at what life in the neighborhood might feel like. Community Impact covered a May 2024 grand opening event where builders showcased multiple model homes. Marketing materials for the development highlight connected walking trails and event lawns meant to host outdoor programming and casual neighbor meetups, according to the community site.
How Nolina Fits The Local Market
Across Georgetown as a whole, listing and sales data show median home prices sitting in the mid $400,000s, so Nolina’s reported median comes in above many surrounding pockets, according to Homes.com. That gap lines up with the mix on the ground, which runs from entry-level new construction up to larger move-ins, creating several distinct price bands for buyers to sort through.
With multiple builders at work, a fully programmed amenity campus, and sales already churning, Nolina is set to bring a substantial number of new homes to northwest Georgetown over the next few years. For prospective buyers and nearby residents watching the skyline of rooftops grow, the combination of price points, Florence ISD zoning, and active amenities is what is pushing Nolina onto a lot more shortlists this spring.
