One of Avondale’s busiest shopping corners just landed a deep-pocketed new landlord. Investment giant Nuveen has shelled out $27 million for Elston Plaza, the Jewel-Osco anchored strip center that hugs the intersection of Elston, Addison and Kedzie on Chicago’s Northwest Side.
The sale drops the everyday shopping center into an institutional portfolio built around grocery-anchored retail. For regulars grabbing milk, prescriptions or last-minute dinners, the immediate impact is expected to be minimal, but behind the scenes the property is now part of a national strategy focused on steady, need-it-now retail.
The deal was first reported April 3 by Crain's Chicago Business, which cited deal paperwork and market sources in confirming Nuveen as the buyer and pegging the price at $27 million. Crain’s also noted that Jewel-Osco remains the shopping center’s anchor tenant.
Property details
Before the sale, the prior owner’s listing showed Elston Plaza at 3500 N. Elston Avenue, with roughly 92,800 square feet of space spread across about 5.8 acres where three busy streets collide. DWS / RREEF's property page highlights the property as an urban, grocery-anchored retail asset that benefits from heavy traffic at the intersection.
Where this fits for Nuveen
Elston Plaza slots neatly into what Nuveen has been telling investors it wants more of: neighborhood centers with a strong grocery draw and stable rent rolls. CoStar reported that Nuveen recently closed a roughly $330 million capital raise for its U.S. Cities Retail Fund and noted that Elston Plaza is about 95% leased, the kind of occupancy level that fits the fund’s focus on income-producing assets.
Market context
On the broader retail map, grocery-anchored strip centers have become a favorite target as investors hunt for properties that can ride out economic bumps better than fashion or luxury retail. Research from firms such as CBRE has spotlighted grocery-anchored formats as a bright spot for both capital flows and leasing fundamentals heading into 2026.
For Avondale shoppers, the story right now is continuity: Jewel-Osco is still the anchor, and national tenants at the center are still handling the neighborhood’s daily errands. Real estate watchers will be keeping an eye on whether Nuveen tweaks the tenant mix, pursues light upgrades or moves to refinance as it folds Elston Plaza into its growing portfolio.
