
Raiders owner Mark Davis is turning his corner of Ascaya into something closer to a private kingdom. This month he quietly closed on four neighboring homesites in the ultra-luxe, guard-gated community above Henderson, tying them together with the three-story estate he already has under construction on the hillside.
The Purchase
Property records show Davis paid about $38.75 million for the four adjacent Ascaya lots, which together come to roughly 19.2 acres, according to the Las Vegas Review-Journal. The deal, recorded in county filings this month, is turning heads both for the price tag and for the rarity of a single buyer scooping up a string of contiguous parcels in Ascaya. Local real estate watchers say the sheer scale of the buy puts it near the top of recent private land transactions in the valley.
Davis' Longer-Term Plan
Renderings and permits filed with the city show plans for an ultra-luxury residence of roughly 15,000 square feet, KTNV reported. Clark County records and earlier reporting also show Davis bought a 6.3-acre Ascaya parcel for about $6 million in 2020 as he began plotting the hillside estate, the Las Vegas Business Press noted. Taken together, the new land purchases paint a clear picture: Davis is consolidating acreage either to grow a full-blown compound or to lock in the views and privacy around the home he is already building.
Developer Reaction
People familiar with the project told the Las Vegas Review-Journal the four-lot deal contains about 7.6 acres of buildable land and that developers called it “the largest homesite purchase ever recorded in the Las Vegas area.” Deals of that size are rare in Ascaya, where buyers typically pick off single lots and the developer closely manages the release of remaining sites. By stitching the parcels together, Davis gains room to maneuver, from enlarging the primary residence to carving out expansive private grounds or adding secondary structures.

Ascaya markets itself as a 313-homesite, guard-gated mountainside community with a large private clubhouse and trails, according to the development’s sales brochure. Ascaya leans heavily on its panoramic Strip and canyon views and a limited supply of build-ready parcels. Local real estate coverage has also tracked a roster of high-profile buyers, from entertainers to business leaders, which helps explain why large, contiguous land plays still command premium prices, the Las Vegas Business Press reported.
The purchase locks in a rare, large-scale land consolidation in one of Southern Nevada’s most exclusive neighborhoods and underscores that, for the valley’s wealthiest buyers, views and privacy remain prized assets. With permits in hand and construction already underway on neighboring lots, Davis’ growing hillside estate in the McCullough Range is likely to be one of the most closely watched builds in the region.
