A Delaware LLC has quietly shelled out $35.1 million for the oceanfront estate at 1280 South Ocean Boulevard in Manalapan, according to county records. It is the buyer’s second purchase on the same stretch of sand in just a few months, bringing its total outlay for the two properties to roughly $62.6 million.

Records show the sellers as Rebecca and Tonio Arcaini and list the buyer as a Delaware entity called Pitchoune Life. The names of the listing and buyer’s brokers, Gary Pohrer and Marine Rollins of Miami Global Realty, respectively, appear on transaction records, as reported by The Real Deal.

The Arcainis’ ocean‑to‑lake compound, built in 2007, spans roughly 15,900 square feet and includes eight bedrooms, 13 full bathrooms and four half baths. The listing also highlights a two‑bedroom guest house, home theater, wine cellar, pub and a wellness wing with a gym, sauna and massage room, according to Realtor.com.

Buyer Quietly Assembles Nearly $63M Oceanfront Compound

Pitchoune Life previously paid $27.5 million in January for the adjacent 1.3‑acre lot, records show, pushing the combined purchase price for the two parcels to about $62.6 million. That earlier land sale was reported in January by The Real Deal.

The back‑to‑back deals underscore the continued appetite among deep‑pocketed buyers for sprawling ocean‑to‑lake estates in Palm Beach County this spring. Representatives for the buyer, the Arcainis and the listing broker did not immediately respond to requests for comment.
