The Shenandoah Medical Plaza is planned as a mix of primary-care and specialty practices and is expected to open in early 2027, boosting outpatient capacity along the increasingly busy Woodlands-Shenandoah medical corridor.
Pinecroft Realty is developing the 39,833-square-foot project, with Houston-based O'Donnell/Snider Construction serving as general contractor. Developer materials indicate the building was 100% pre-leased at the ceremonial start of construction to a multi-specialty group that will include primary care, nephrology, urology, cardiology and infectious-disease practices, according to REjournals.
In state paperwork, the project appears as the "Tamina Medical Office Building" with a slightly larger gross area of 42,363 square feet, reflecting a core-and-shell figure rather than rentable space. The filing with the Texas Department of Licensing and Regulation lists VERCE MED, LLC as the owner and names Adam Frome as the registration contact.
Tenant Mix and Timeline
Pinecroft has described the plaza as an owner-occupied building that will bring primary-care and specialty clinics under one roof to streamline outpatient visits, according to Pinecroft Realty. The project is targeting a January 2027 opening at 8933 Tamina Road, Community Impact reports.
Why It Matters for the I-45 Corridor
The site sits a block east of I-45 in a dense medical corridor where major facilities for Memorial Hermann, Houston Methodist, St. Luke's and Texas Children's cluster within a short drive. That location gives physicians quick hospital access and is a key reason developers say the building fits current demand for outpatient specialty care, as REjournals notes.
Project Team and Financing
Plans call for concrete tilt-wall construction, roughly 213 parking spaces and a development cost of about $16.2 million. Browne McGregor Architects is listed as the designer, and First Citizens Bank is providing financing. The broader project team includes Bleyl Engineering, Dally & Associates, Spectrum Design Engineers and Wong & Associates, according to Bisnow.
Not every detail lines up perfectly between public records and the developer’s own materials. The TDLR registration describes a 42,363-square-foot core-and-shell project with an October 1, 2026 completion date, while Pinecroft’s materials point to a first-quarter 2027 delivery. What is clear is that construction is underway at the Tamina Road site, and the surrounding feeder roads will likely see more activity as the structure goes up. The developer has said it will share additional tenant and leasing updates as work progresses.
