What the City Approved

Charlotte City Council approved rezoning for the site under petition No. 2023-162, which sets development standards, building heights and buffers where the project meets nearby single-family neighborhoods. The city’s approved plan shows approximately 26 townhomes, about 145 apartment units and nearly 1.89 acres of open space for the final phase, according to city planning documents.

Phases So Far

Earlier phases have already reshaped the property. Phase I delivered about 326 units in 2019, and Phase II added roughly 333 units and moved into lease-up in 2023. Together, those stages pushed the community past 650 homes even before construction ramps up on the final phase, according to a Berkadia construction-pipeline report.

Providence Row’s leasing materials lean into a resort-style pitch, spotlighting two pools, a full clubhouse, a fitness center and a private resident bar, along with proximity to SouthPark Mall. The community website lists the address as 5350 Pinehurst Park Drive and showcases amenity packages aimed at higher-end renters, per the Providence Row site.

Finishing the final phase will wrap up a decade-long makeover of the Pinehurst on Providence parcel and add more rental housing to SouthPark as the corridor continues to draw mixed-use investment.
