
Vida Companies is betting big on Fairburn, breaking ground this spring on Verona, a 280 unit mixed use apartment community that aims to bring a walkable pocket of housing, retail, and amenities to a key South Fulton corridor.
The project pairs four story, garden style apartment buildings with neighborhood facing retail and shared spaces designed to serve both residents and nearby workers. Renderings show private balconies on every unit and a slate of on site perks - including a saltwater pool, dog park, and co working lounge - meant to give Verona the feel of a compact hub rather than a standalone complex.
According to Metro Atlanta CEO, Vida closed construction financing and acquired the land on March 30, 2026, with Parse Capital providing the construction loan. The site is at the southwest corner of Landrum Road and Senoia Road in Fairburn, and the company says Verona is fully capitalized. Vida describes the ground floor retail as neighborhood focused space that will cater to residents as well as people passing through the area.
Joe Martinez, president of Vida Companies, told What Now Atlanta that “we’re big believers in high quality, attainable housing, and Verona is designed specifically to serve the needs of this community.” Martinez said Vida expects to deliver the first units in early fall 2027 and finish the project in 2028, putting initial move ins about a year and a half after the financing close.
Verona's Amenities And Retail
Metro Atlanta CEO and company materials outline roughly 7,000 square feet of retail space at Verona, including a 1,500 square foot corner reserved for a coffee shop and about 5,500 square feet of additional ground floor space for food and neighborhood services.
The amenity package is aimed squarely at residents who expect more than just a pool and parking lot. Plans call for a saltwater pool, grilling stations, a large fitness center, clubhouse, co working lounge, and secure mail kiosks. Vida says the coffee shop is intended to welcome the broader Fairburn community, not just people who live at Verona.
Design And Construction Team
Vida has lined up a familiar regional roster for Verona. Buckhaven Construction Services will serve as general contractor, Dwell Design Studio is on board as architect, Crosby Design Group is handling interiors, Gaskins + LeCraw is the civil engineer, and B+C Studio is overseeing landscaping, according to What Now Atlanta.
Plans call for conditioned corridors, elevator access, and secure entries across the four story buildings, nudging Verona a notch above typical walk up garden product. Buckhaven is set to lead vertical construction once site preparation and utility work are complete.
Economic Incentive And Jobs
To help make the project pencil out, Develop Fulton approved a letter of inducement for Verona, projecting an estimated 500 construction jobs and about 17.5 permanent positions while targeting households at roughly 80 to 120 percent of area median income, according to a press release from Develop Fulton.
The authority also highlighted planned community benefits tied to the incentive package, including streetscape upgrades, traffic improvements, and a public art program. Officials say a 10 year tax incentive was a key factor in making the Fairburn deal feasible for Vida.
Where This Fits In The Market
Verona adds a substantial block of rental housing to South Fulton at a time when metro Atlanta’s development pipeline is uneven, with demand in this part of the region still anchored by the airport and nearby employers. Urbanize Atlanta notes that Vida is pushing ahead with multiple metro projects this year, including developments in Buford and the Upper Westside, backed by a dedicated fund that is supporting the company’s pipeline.
For Fairburn, local leaders are positioning Verona as both an economic catalyst and a targeted housing option for the growing aerotropolis corridor. The idea is that new residents, new jobs, and new retail all reinforce each other along this stretch of South Fulton.
Vida is still working to secure an operator for the coffee shop. Company materials say leasing will begin once the first units are ready in early fall 2027, with full build out and completion expected in 2028. As construction moves above grade later this year, permitting and leasing filings will likely mark the next public milestones for Verona.
