Orlando-based developer Webb International has locked in a city permit to build a 310,464-square-foot warehouse at Imeson International Industrial Park, a project valued at nearly $16.9 million. The approval nudges a planned multi-building logistics campus closer to shovels in the ground and adds serious distribution capacity to North Jacksonville near the airport and port.

City Issues Permit For Warehouse B

The city issued the latest permit April 7 to Webb Southeast Construction Corp. for Warehouse B at 1205 Imeson Park Blvd., with a project valuation of almost $16.9 million, according to the Jax Daily Record. That same reporting notes a previous building permit issued Jan. 19, 2024, for Warehouse A at 1215 Imeson Park Blvd., along with a Nov. 22, 2023, site-clearing permit that covered both buildings. Taken together, the three permits total almost $29.93 million in work.

Neighboring Building Is Already On The Market

The neighboring 1215 Imeson Park Blvd. is listed as a 267,280-square-foot Class A warehouse that came online in 2024 and is now being marketed to tenants, according to a property listing on Crexi. The listing pitches roughly 32-foot clear height, dozens of dock doors and large truck courts, all tailored to big-box distribution users.

Jacksonville's Industrial Market Context

Developers and brokers point to a wave of recent completions in the Northside submarket that has expanded the supply of large-format space even as leasing activity settles into a more typical pace. Cushman & Wakefield’s MarketBeat reports that much of the new inventory in 2024 delivered vacant, a dynamic that helps explain why speculative and build-to-suit projects continue to move forward near JAXPORT and the airport.

Webb International is developing the Imeson site through Industrial Park Investments Inc., and state records show the two parcels are owned by IPI-1205 Inc. and IPI-1215 Inc. Company president Dan Webb told reporters in February 2025 that Warehouse B will be offered as multitenant space and is expected to be complete in 2026, and that Cushman brokers Tyler Newman and Jacob Horsley will handle leasing for the property, according to the Jax Daily Record. How quickly the campus absorbs the new square footage, and which types of logistics users land there, will ultimately come down to ongoing permit activity and tenant demand.
