
A newly revamped Cobble Hill townhouse at 205 Clinton Street has finally found its match, going into contract after the sellers shaved roughly $5 million off the original asking price. The 25-foot-wide brownstone first hit the market last fall and settled at a $17 million ask this spring, putting it in the running to become one of Brooklyn’s biggest deals of the year.
According to The Real Deal, Compass confirmed the house is under contract at an asking price of $17 million. The outlet reports the property debuted in October at $22 million, was cut to $18.5 million in November, then trimmed again in April before landing on its current tag. Developer Brandon Hornbeck picked up the five-story home for roughly $3.9 million in 2020, and listing agent Lindsay Barton Barrett said they had found “just the right buyer” who appreciates the home’s grand proportions.
Inside The Restored Brownstone
The townhouse spans five full stories plus a finished cellar and holds seven bedrooms, seven full bathrooms and an elevator that stops on every level, according to Brownstoner. On the lower level, there is a 13-foot-tall great room with a wet bar and a 500-bottle wine cellar, while the parlor floor opens to a bluestone patio with a pergola and a full outdoor kitchen. A two-year renovation led by architect Mike Ingui kept original mantels and stained-glass windows in place and layered in white oak floors, custom millwork and a hand-carved staircase.
Where It Fits In Brooklyn’s Pricey Slice
If the contract closes near its asking price, it would likely surpass the priciest single-family sale so far this year in Brooklyn, which is a $15 million closing at 307 Hicks Street, and would rival recent high-end condo trades in Dumbo, The Real Deal reports. The numbers underline how limited townhouse inventory in coveted brownstone neighborhoods is nudging buyers and developers to pay a premium. For Cobble Hill, this contract would add another data point to a run of high-profile deals in recent months.
Listing credit goes to Lindsay Barton Barrett of Compass, whose agent profile currently shows 205 Clinton as “contract signed.” Final sale terms and a closing date have not yet been disclosed, but the contract itself is a clear sign that top-tier demand in Cobble Hill is still climbing.
