Cook Out is quietly bulking up its North Carolina footprint, scooping up multiple parcels in Thomasville while a new Charlotte address pops onto the chain's online locations list. Taken together, the land buys and a company-listed site on Woodland Beaver Road suggest the Thomasville-based drive-thru brand is lining up real estate for more restaurants across the Piedmont.
Thomasville land grab
A Cook Out affiliate bought five adjacent properties in Thomasville: 1114, 1116 and 1118 Lambeth Street, plus 1704 and 1708 Liberty Drive. The combined purchase, reported by the Triad Business Journal, came in at about $1.07 million and folds several smaller lots into a single development site that could support a future restaurant or another redevelopment play.
Charlotte site shows up online
Cook Out's online locations list now includes an address at 10820 Woodland Beaver Road in Charlotte, although the company has not shared an opening date. That listing, along with the Thomasville deal, was flagged in local coverage. WhatNow Charlotte reports the outlet reached out to CEO Jeremy Reaves for comment but had not received a response at the time of publication.
Part of a bigger build-out
The Thomasville acquisition is one piece of a broader real-estate push by Cook Out affiliates. According to the Triad Business Journal, the company has spent more than $10 million on property purchases since early 2023.
The chain, founded in North Carolina and known for its drive-thru-focused menu and dozens of milkshake flavors, lists its locations and menu details on its website.
What to watch next
For Charlotte neighbors and nearby developers, the next clues will likely show up in city permitting records, visible site work or fresh signage at the Woodland Beaver Road parcel. Hoodline has tracked a similar pattern before, when Cook Out affiliates moved on small sites and turned them into new drive-thru concepts. See Taco Roos Quietly Muscles for a recent example.
For now, the Thomasville deal and the Charlotte listing offer an early look at where Cook Out could build next. We will keep an eye on permit filings, planning records and company announcements for firm timelines and detailed site plans.
