After decades of sitting empty next to the Landmark towers, a prime Greenwood Village parcel is about to trade weeds for high-end rooftops. Century Communities is moving forward with The Village at Landmark, a gated enclave of roughly 90 luxury single-family homes on a 13.1-acre site at 5555 Greenwood Plaza Blvd. The builder is targeting empty-nesters and executive professionals with three- and four-story homes that come with rooftop decks and attached garages. Local approvals are in place, and the developer says it is gearing up to start on-site work this month.
Homes, Price Points and Buyer Profile
As reported by BusinessDen, Todd Baker, Century's Mountain region president, said the community will feature three- and four-story homes ranging from roughly 2,500 to 4,500 square feet, each with a rooftop deck and garage. Baker told BusinessDen the homes are expected to list in the roughly $1.75 million to $3.5 million range, with Century anticipating that sales will start in 2027. The builder is betting that empty-nesters, retirees, and executive professionals will make up the core buyer pool.
Approvals and Site History
Planning consultants and city records show the project cleared regulatory review last fall. PCS Group, which assisted with land planning and landscape architecture, notes that Greenwood Village's City Council approved the Site Development Plan, Special Use Permit, and Final Plat for the 13.1-acre Village at Landmark. Related ordinances for right-of-way and easement vacations were introduced in October 2025, according to Greenwood Village documents.
Timeline: Earthwork and Next Steps
Century plans to begin earthwork on Thursday, May 14, as the project shifts from entitlements into active construction, according to the Denver Business Journal. 9NEWS reports the developer has permits and contractors lined up to start grading. Century is planning a phased buildout, with home sales expected to roll out during and after vertical construction.
Neighbors and What It Means
Neighbors and council members told BusinessDen they were broadly on board, saying the plan finally activates a parcel that has sat empty for decades. Baker said settling on about 90 homes was a compromise that worked for both the developer and surrounding residents, and he summed up the approval process by saying, "It was unanimous. Absolutely unanimous." The Village at Landmark will bring rare for-sale inventory to the Denver Tech Center area, where close-in lots are scarce, and most new product tends to be rental or office.
What to Watch Next
Century Communities, one of the nation's larger publicly traded homebuilders, will handle sales and marketing as site work ramps up. The construction schedule will hinge on weather and permitting once grading begins in mid-May. Expect tree removal, grading, and utility installation through the summer, with model homes and marketing materials appearing as vertical construction starts to rise.
