Manor’s breakfast scene is getting a big chain boost, with IHOP lined up for a new spot along U.S. 290. State project records show the pancake giant is slated to take roughly 2,400 square feet at 13320 E. U.S. Hwy 290, inside the fast-growing Manor Crossing retail hub east of Austin. Renovations tied to the project are scheduled from July through November 2026, and the filing lists ACG Texas as the likely franchise operator.
A state project filing, first reported by What Now Austin, puts IHOP in a 2,400 square foot unit at the same 13320 E. U.S. Hwy 290 address, with construction penciled in for July through November 2026. What Now Austin notes that IHOP currently runs about a dozen locations in the Austin area and that it has reached out to ACG Texas for comment on the Manor plans.
Who is behind the new unit?
The state record lists ACG Texas as the franchisee on the Manor filing. ACG is part of Argonne Capital Group, a multi-brand restaurant operator. As outlined in a document from Argonne Capital Group, Argonne formed ACG Texas after acquiring 35 IHOP restaurants in 2004 and has since developed dozens more locations across Texas. That track record makes ACG a familiar name in IHOP expansion across the state.
Manor's retail boom
Manor Crossing, the 63-acre center at U.S. 290 and FM 973, has turned into a magnet for new leases and permits. The project lineup includes the planned HEB and a recent state permit for Portland burger chain Killer Burger crashes Manor Crossing. Developers and leasing materials point to heavy vehicle counts and a growing daytime population as the main reasons national brands are flooding into the corridor. That momentum helps explain why a franchise group such as ACG would be interested in a relatively small IHOP unit in the center.
Timeline and what to expect
The state filing lists construction work from July through November 2026. If that schedule sticks, interior build-out would begin this summer and could be followed by signage, hiring, and a soft opening later in the year. IHOP is a large system, with roughly 1,800 restaurants system-wide, and franchise groups continue to refresh and add locations in growth corridors around Austin, according to Dine Brands.
For now, the Manor Crossing IHOP shows up only in state records and local reporting. Neither ACG Texas nor IHOP has issued a formal announcement. As the build-out advances, permitting activity and center leasing materials are likely to offer the first concrete clues on when pancake service officially lands in Manor.
