
Parrish is gearing up for a major new neighbor, and this one comes with a lazy river. PulteGroup’s Del Webb Explore is set to deliver roughly 900 resort-style single-family homes inside North River Ranch, the first Florida community for the Explore brand and a gated neighborhood aimed squarely at multigenerational buyers who want a vacation vibe without leaving Manatee County.
According to PulteGroup, Del Webb Explore North River Ranch will include 901 single-family homes spread across roughly 410 acres, with a formal grand opening planned for May 2026. The amenity package leans heavily into the resort pitch, with a pool that includes a lazy river, an indoor and outdoor bar and grille, fitness and wellness spaces, covered pickleball courts, and a golf simulator. Model homes are already under construction and are designed to show off multigenerational floorplans.
As reported by Tampa Bay Business & Wealth, about 400 acres for the project were sold to PulteGroup by Neal Land & Neighborhoods in a deal valued at approximately $38.7 million, the seller’s largest land sale to date. The parcel sits in the northeast portion of North River Ranch and adds to a surge of builder activity along the I-75 corridor. Tampa Bay Business & Wealth also notes that sales were set to begin May 20, with a public grand opening scheduled for May 30 and introductory pricing in the mid-$300,000s.
Where It Will Fit In Parrish
The Del Webb Explore section is part of the larger North River Ranch master plan, which is approved for roughly 6,000 homes along with commercial space, recreation areas, schools and a future hospital, according to the North River Ranch website. Within that mix, North River Ranch’s marketing materials position Explore as a gated, resort-style pocket neighborhood that broadens the community’s appeal. It will sit alongside other builders already active in the development, including David Weekley Homes and Neal Communities.
Homes, Amenities And Pricing
The Del Webb community page lists floorplans ranging from about 1,405 to 3,970 square feet, with two- to five-bedroom options and multigenerational layouts, and shows pricing “From the $300s,” as detailed by Del Webb. The builder highlights features such as private suites and kitchenettes intended for extended family members, paired with the social and wellness amenities that are meant to keep everyone busy once they arrive.
John A. Neal, president of Neal Land & Neighborhoods, said Explore “broadens the community’s appeal” in a statement cited by Tampa Bay Business & Wealth. The $38.7 million land sale, along with the arrival of a national builder like PulteGroup, signals that Parrish remains a prime target for large-scale master-planned projects. County officials and local planners have been working to time infrastructure and schools with the area’s growth, according to community materials.
