Winter Garden’s breakfast scene is about to get a little more crowded. Florida-based Metro Diner has inked a deal for a free-standing, ground-up restaurant on an outparcel along West Colonial Drive, with local brokers saying shovels should be in the ground soon. The new build will add one more all-day breakfast and brunch choice to the busy stretch just east of downtown Winter Garden.
Where it will sit
As first reported by the West Orange Times & Observer, Metro Diner has signed for the outparcel at 14001 W. Colonial Drive in the Winter Garden Regional Shopping Center, with plans to construct the restaurant from the ground up. Leasing agent Marc Lewin also told the paper that two other tenants have committed to the same new outparcel, setting up a mini cluster of fresh storefronts along Colonial.
Who brokered the deal
TCII Capital Group, which manages the shopping center, announced the Metro Diner signing on its LinkedIn page and credited tenant brokers Jacob Rasnick, John Fahey, and Grant Burt of SRS Real Estate Partners with bringing the diner to the site. TCII also teased that more tenant announcements are on the way and noted that just one vacancy remains at the property, according to TCII Capital Group.
About the shopping center
Commercial listings show Winter Garden Regional, at 14001–14211 W. Colonial Drive, is anchored by ALDI, Harbor Freight Tools and Dollar General, with the outparcel marketed as a ground-up, multi-tenant construction opportunity. Marketing materials call out heavy traffic along West Colonial and flag a December availability target for newly built spaces, per LoopNet.
What Metro Diner brings
Metro Diner started in Jacksonville and has since expanded across Florida and into other states. The brand has built a reputation for all-day breakfast and hearty comfort food that tends to draw strong weekend brunch crowds. Central Florida already has several Metro Diner locations, and the company highlights its growth and industry awards on its website, according to Metro Diner.
Timeline and next steps
No official opening date has been announced, but brokers involved in the deal say work on the new building is expected to begin soon and that the center’s owners plan to reveal the other outparcel tenants in the coming weeks. We will be watching city permit filings and updated property brochures for a more concrete timeline and will report back once a building permit or site plan is publicly posted.
