A massive new logistics complex in Rock Hill has found a new institutional owner, as BGO has acquired the fully leased 851,500-square-foot logistics building at 2087 Williams Industrial Blvd. in Legacy Park East. The cross-dock facility, delivered by Scannell Properties in 2024, spans roughly 72.7 acres and is split between two tenants: a corrugated packaging manufacturer and a third-party logistics operator. The deal marks another big-money bet on the Charlotte region's I-77 industrial corridor.

Buyer and property details

According to a JLL press release, BGO purchased the 851,500-square-foot cross-dock facility at 2087 Williams Industrial Blvd., which comes with 40-foot clear heights, 185-foot truck courts, 177 trailer stalls and 403 auto parking spaces. The building was completed in 2024 and sits less than two miles from Interstate 77, within about a half-hour drive of Charlotte Douglas International Airport, JLL noted. The JLL Capital Markets team that handled the marketing was led by Dave Andrews, Pete Pittroff, Michael Scarnato and Michael Lewis.

Sale terms and brokerage

Industrial trade reporting indicates the sales price was not disclosed and that the transaction was marketed by a national brokerage team. REBusinessOnline reported that the property was fully leased at closing and that the buyer completed the purchase in mid-May. Keeping the number under wraps is typical for off-market institutional deals involving stabilized industrial assets.

Where this sits in Rock Hill's growth

The deal lands as The Keith Corporation, a Charlotte developer, rolls out plans for the final 178-acre piece of Legacy Park East. That site could support up to 1.7 million square feet of additional industrial space. WRHI reports the master plan envisions multiple large rear-load and cross-dock buildings targeting distribution and light manufacturing users. Legacy Park East already counts Pratt Industries, Ross Stores, Pepsi and Scentsy among its tenants, and the planned expansion would represent the park's final build-out.

Why buyers like Rock Hill

Institutional investors continue to chase modern rear-load and cross-dock warehouses that sit close to labor pools and key transportation links. JLL highlighted this site's quick access to Interstate 77 and proximity to the Norfolk Southern Charlotte Intermodal Terminal as core selling points. Coverage by the Charlotte Business Journal identified the buyer as a Miami Beach-based investor, and noted that buyers see fully leased, stabilized properties like this as a relatively safer way to tap into the growth of the Carolinas logistics corridor.
